Add to that the tall pines that sit at the border of the property it really makes the yard probably the nicer one on the street.&lt;/p&gt;&lt;p&gt;Imagine nights outdoors on the fabulous and spacious mahogany deck with the hot tub and firepit waiting for you to relax.&lt;/p&gt;&lt;p&gt;I can&amp;#39;t think of a better opportunity than right now because this house is a steal.&lt;/p&gt;&lt;p&gt;The homeowners have done everything to this property and it really shows. Hard to believe the Holidays are&lt;br /&gt;upon us already. This has been a very difficult year for so many of us.&lt;br /&gt;The idea of just staying home can seem very appealing.&lt;br /&gt;It is importantto &amp;nbsp;try to enjoy each other&amp;#39;s company and keep the celebrations as simple&lt;br /&gt;and easy as you can while trying to enjoy this special time.&lt;br /&gt;&lt;br /&gt;I have an enormous family so I have had to find ways to simplify things. &lt;br /&gt;Making anything that you can ahead of time and freezing them is a real time saver.&lt;br /&gt;Particularly hors d&amp;#39;oeuvres or appetizers as I prefer to say. If it is your turn to cook&lt;br /&gt;you can&amp;nbsp; cut your costs tremendously with a buffet service and offer many little appetizers&lt;br /&gt;instead of a main course. Your guests will love it! You will not be cheating them&lt;br /&gt;at all. Sit down meals are not always practical and guests today prefer a more casual setting.&lt;br /&gt;&lt;br /&gt;Anthing tastes great in a crust. It is a requirement by the lending institution that is FINANCING the loan to assign as Certified Appraiser to perform an evaluation to determine the market value of the property you are buying.&lt;br /&gt;It is a comprehensive report and done according to strict appraisal guidelines. Once a value is determined, then this number is compared to the proposed purchase price. If it does not come in high enough, well there is an issue that needs to be dealt with. If the seller does not want to lower their price, they may move on to the next buyer and hope that a different bank will appraise the property higher. &lt;/p&gt;&lt;p&gt;Another factor when discussing appraisals is the Condition issue. Most loans today are FHA and will require an appraisal by a certified HUD/FHA Inspector/Appraiser. If there are unaddressed condiiton issues such as peeling lead paint or deferred maintenance issues namely old roofs, damage to interior wals, termite damage, uderground oil tanks of a certian size, then the appraiser will Note these items in the report. There will not be a closing if these items are not addressed as the appraiser is invited back out to the property prior to closing to see that they were addressed. &lt;/p&gt;&lt;p&gt;USDA loans are the same. They will also require that a FHA appraisal be done and the property needs to conform to HUD/FHA standards. Most of the time, properties that fall within the USDA approved&amp;nbsp;addresses will have a private septic system. In these locales, public sewerage generally is not available. As long as the system has not failed during inspection and there is no public system available, then the bank will allow cush a system.&lt;/p&gt;&lt;p&gt;The key is to know as much about the property prior to paying for an inspection and an appraisal to be sure that it will meet the necessary guidelines. Then to be sure you are not paying too much. If you have done all of these things, you may make it to the closing table. As the Tax Credit deadline looms nearer, it is essential to avoid as many delays as possible to be sure to close on time. This despite all of the talk about it in the news and at the water cooler.&lt;br /&gt;It is easy to forget that as a real estate professional spending each day immersed in the business, that these are complex times and not everyone is up to speed on all that is going on in the real estate industry.&lt;br /&gt;So I will clarify here what a short sale is, what it is not, and the good /bad points of a short sale. This will help to clarify all of the myths and make you completely educated on the ins and outs, good and bad of a short sales. &lt;/p&gt;&lt;p&gt;Many believe that the word &amp;quot;short&amp;quot; relates to the time frame in which a property will sell. I believe that the thought process here is that the seller needs to dump the property, hence pricing it low for a quick sale. THis is not a short sale.&lt;/p&gt;&lt;p&gt;A short sale is a solution for homeowners when they are &amp;quot;upside down.&amp;quot; This means that loan amount is greater than what the property would sell for under current market conditions. Short sales first came into vogue in 2008 mostly because of the adjustable rate mortgages that were so prominent during the fast market environment. More on this later.&amp;nbsp;The&amp;nbsp;mortgagee can no longer make the ever increasing mortgage payment. In typical times of increasing equity, a mortgage refinance would be the solution. Ditch the old loan for a better, more manageable fixed rate mortgage.But it is not possible here because all banks need the property to meet a bank appraisal by meeting or exceeding the current mortgage amount. A short sale is also a solution for one who simply is finding a hard time making ends meet due to loss of income and can no longer meet the mortgage payment. Provided there are no other assets and there is real hardship, the mortgagor (bank) or lienholder will allow a short sale.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;The property is now listed by a real estate agent who lists the house at the current market price and once sold, the lienholder will take a loss on the difference b/w what is owed and what it sold for. &lt;br /&gt;This is a short sale.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;The mechanics of a short sale are anything but easy. The department that handles a short sale is the loss mitigation department. They negotiate the loss with the investor who owns the loan and they submit a claim to the mortgage insurance company. This line of communication, or lack thereof can take months in some cases. The risk is that it can take so long to get the short sale approved, the foreclosure department is waiting to take action on the homeowner and force a foreclosure sale.&lt;/p&gt;&lt;p&gt;Say what! Yes, that&amp;#39;s what I said. An offer from a buyer to purchase a short sale property is almost always higher than the price it will sell for at foreclosure.But if it cannot be approved/processed quickly enough, each month the mortgagee is falling behind in their payments, puts that short sale closer to a foreclosure. This is the biggest risk with a short sale. Waiting to close on a property that you cannot buy. I know what you&amp;#39;re thinking. The answer is no. You are not in line to buy that same property as a foreclosure. The ownership actually changes and this takes time. It doesn&amp;#39;t just transfer over from the mortgagee to the bank. The bank auctions it off, usually buys it back, and then at some point, lists the property with an agent to be sold as a REO (real estate owned property.)&lt;/p&gt;&lt;p&gt;Despite the above misgivings of a short sale, they can and often do represent terriffic buying opportunities for the buyer.They are usually occupied properties which means it is still being cared for and lived in and a buyer can get the property at a great price. Many times you are the only bidder on the property which means no bidding war, and typically you are not paying for the home inspeciton or appraisal until the short sale is approved. Once approved, you can move forward just like a typical transaction. The tradeoff is the wait.&amp;nbsp;&lt;/p&gt;&lt;p&gt;There are good short sales and nightmare ones. The difference b/w them is how knowledgable and expereinced the agent is that&amp;nbsp;is handling the short sale,&amp;nbsp;who is the lienholder, and how close to foreclosure is the mortgagee. As an agent, I have a certain protocol when working with buyers to make sure that it is a viable opportunity. I interview the list agent to be sure all of the critical elements are in place to make it a transaction worth entering into. This is what a good real estate professional will do for you. &lt;/p&gt;&lt;p&gt;In closing a short sale is not short at all, they take typically b/w 90 days for a good one and uo to 7 months on a bad one. If the deal is worth it, then so is the wait. For those who have their heart set on the tax credit, then a short sale may not be the way to go as the tax credit deadline looms near. However, some buyers feel that getting a terrific property at a great price outweighs the tax credit. And with this perfect combination of low prices, lower interest rates, and now the tax credit, buyers are out in droves. Perhaps you have bid against them for the same property. There is something very important to consider as we draw nearer to the deadline of November 30.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;What! Ne&lt;/strong&gt;&lt;strong&gt;ar the deadline! I still have a few months to find a house!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;No, not really. Many buyers and their agents are not taking into consideration a few very important&amp;nbsp;factors. I feel the truth is better than the harsh reality of missing the boat. So her it is.&lt;/p&gt;&lt;p&gt;1. FHA appraisals. If you are going to go with a FHA loan (3.5% deposit), that once you find that dream home and are &amp;quot;under agreement,&amp;quot; the house will need to be appraised by a &lt;strong&gt;FHA&lt;/strong&gt; appraiser. Back in the day where every loan was a FHA, the typical closing period was 4 months. Whlie we are not seeing this yet, there is a backlog occurring in the system as we speak. Appraisals are taking weeks to get reviewed by the underwriting staff which means moving forward as we approach the deadline and everybody wants to close by Nov 30, the backlog will continue to increase along. This means it could potentially take 2 months at least to reach the closing table from contract signing. &lt;/p&gt;&lt;p&gt;2. Not every house is a foreclosure. We are seeing an abundance of short sales and of course, owner occupied homes. What is the seller needs to fins a place before he can close in his. Or what if the short sale takes months to get approved by the bank. These factors could knock you out of the Nov 30 deadline to close and qualify for the 8000.00 Tax Credit.&lt;/p&gt;&lt;p&gt;Now, will the tax credit deadline get increased. That is a possibility but do you want to take that chance?&lt;/p&gt;&lt;p&gt;The best solution and what I am advisign my clients is to be in contract on a property NO later than Sept 15. Anything beyond that for a FHA, rehab, or&amp;nbsp;USDA loan is way too close for comfort and a guarantee to close on Nov. 30.&lt;/p&gt;&lt;p&gt;&amp;nbsp;If a sellers agent asks for you to wait for the sellers to find a house, you should give them until the end of August to close in the event things don&amp;#39;t go smoothly such as inspections on both houses, appraisals, and mortgage contingencies. In a buyer&amp;#39;s market, Staging takes on a new meaning. It means that you just may get it sold. Simply put. Staging is not an option. Period. &lt;/p&gt;&lt;p&gt;If you don&amp;#39;t kow what Staging is I will describe it as the process of improving on the look and feel of your property and its exterior. From the appearance of the house from the curb, how it feels upon entering, how it smells once inside, and if it is visually appealing enough to make your buyers want to write an offer. What Staging IS NOT is renovating, redecorating, and Feng Shui. There may be a hint of the latter but that is not the focus.&lt;/p&gt;&lt;p&gt;As a Realtor and Accredited Staging Professional, I am always amazed at how such simple techniques can have such a huge psychological impact on a buyer. It is just too powerful to ignore and have witnessed it over and over. And you can often times Stage a property for free or for very little money. Suddenly it becomes a no-brainer. &lt;/p&gt;&lt;p&gt;One example of Staging is making your house move-in-ready. When I first started selling houses, I was amazed at how reluctant and even un-willing buyers were to do any painting at all. Not when I bought my first home that had ugly tile in the kitchen, wallpapered walls, wall-to-wall shag carpeting, and paneling. Everything needed to be done and that never bothered us nor those in my generation. That was expected. Fast forward to today&amp;#39;s buyer and you will see a generation of people that want different things than we did. Immediate gratification is one of them.Today&amp;#39;s buyer does not have the time, inclination, and many times the ability to fix up&amp;nbsp;a house. &lt;/p&gt;&lt;p&gt;On the other side of the aisle are older sellers that are baby-boomers, they have lived in their home for 20-30 years and over that time have made extensive home imporvements. When they downsize to another property, doing that all over again is not an option. DOn&amp;#39;t let yourself say that &amp;quot;this is too bad and I don&amp;#39;t care if they don&amp;#39;t like my house.&amp;quot; These are fighting words and will guarantee that you won&amp;#39;t get the sale. We&amp;#39;re in a changing world and we need to shift with it or be shifted.&lt;/p&gt;&lt;p&gt;Now don&amp;#39;t get me wrong. Staging is NOT remodeling.&amp;nbsp;But it can &amp;nbsp;minimize the work that needs to be done with cheap, inexpensive fixes so as to not overwhelm your buyer.&lt;/p&gt;&lt;p&gt;If you&amp;#39;re confused, don&amp;#39;t be. Just know that is works. My answer to this is you never want to buy a home at an auction if you don&amp;#39;t have to. I will come back to this point in a minute.&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;There was a time when the only way to get an extraordinary deal on a foreclosure property is at a Bank Auction. But these days are quite different. There are so many foreclosures that the banks will never be able to sell them all if they relied on just the auction process which is why the banks are listing these properties with Real Estate Agents. That means that you can purchase the property with the necessary contingencies in place that protect you , the buyer from any unknowns and from taking on any financial risk.&lt;/p&gt;&lt;p&gt;The difference is this. At auction, you must have a bank check of $5000-$10,000 to put down as a deposit.You are not able to preview the property and inpsect for deficiencies that my cost a bundle to fix. And if you do not proceeed with the purchase, you are in default and lose your deposit. Lastly, many of these properties have inherited unpaid taxes known as encumbrances that the new owner must pay. So there is a great deal of financial risk. That is why, the only good candidate for a purchase at auciton is a cash buyer with deep pockets and the ability to assume the risk. If this does not scare you, this might. &lt;/p&gt;&lt;p&gt;Owners who have lost these homes to foreclosure are not happy people. Rightfully so. But they take out their frustrations on the house by extensively damaging the plumbing, heating system, removing pipes and sometimes entire kitchen. Issues you can&amp;#39;t always see by peeking through the windows.&lt;/p&gt;&lt;p&gt;Instead, what you will want to do is enlist the help of a qualified, experienceed, full time Realtor. This agent will represent you by submitting your offer to the bank&amp;nbsp;and yes, you can &amp;quot;lowball.&amp;quot; In fact, I recommend it. They can always come back with a counter offer which may be much lower than you think. Once accepted and under agreement, than you can inspect the property with a home inspector to look for any of these damages that may cost a bundle to repair. And while contract laws vary from state to state, the essence is, you are protected by the terms of the agreement should you not want to go through with the purchase or if you were unable to obtain the necessary financing. Your Realtor will guide you through this process. The good news is, you do not have to take on unnecessary risk in buying a foreclosed property to get a good deal. Banks are willing to negotiate. Just don&amp;#39;t expect the bank to make any repairs as these properties are being sold in &amp;quot;As Is&amp;#39; condition most of the time. I say unfortunately because if you are getting a fabulous deal it is because you may be benefiting from one&amp;#39;s misfortunes. These are hard times not only for those with less than decent home loan programs, but for anyone with any misfortune. The market is not kind and does not care about your troubles. Buyers want value and they will wait around to get it.That is the nature of the beast.&lt;/p&gt;&lt;p&gt;&amp;nbsp;But isn&amp;#39;t that the same with every cycle? You get to be able to buy a stock at a great price because someone unloaded it at a loss. So that is the deal and what makes the world go &amp;#39;round. I say, if you can get a good loan program which is not a certainty, but if you can, you will not regret buying at a low price. Even if prices were to go lower, home prices always come back, unlike a stock which may never return to its highest value.&lt;/p&gt;&lt;p&gt;Lenders have tightened their belt, that&amp;nbsp;is for sure. In fact, too much so. The pendulum always has to swing the other way before it retuns back to center. You may need to put some money down on the house and have good credit scores. Make sure you shop for the best rate. If you are a first time buyer, look into 1st time buyers programs with no PMI if you do not have 20% deposit.&amp;nbsp;&lt;/p&gt;&lt;p&gt;Buy low and sell high is the old adage. How does it work? Really, Staging done right is actually&amp;nbsp;subliminal.I remember a house that a client I was working with at the time fell in love with. It was a 2 family and one of the tenants had her unit set up so well that she had staged her apartment without knowing it. It was Christmas time and quite frankly, Christmas decorations are not what I would define as an essential element of Staging. But she had done such a perfect job, that a feeling of warmth just overcame my client, and myseld as well. &lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;As far as furniture placement, she had her beds set up kitty korner so that they were the focal point of the otherwise bland room allo making them seem more spacious than they were. My client was hooked and bought the house without hesitation. Unfortunately, the seller had a figure in mind much higher than her ideal price but did meet their price demands. When asked later by another agent who was comping out similar properties about the price, her comment was that the sellers &amp;quot;got all of the money&amp;quot; and they did. That was because it was Staged and we were all set up.&lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;When I tool my Staging certification course, we were told that buyers know that they are being set up but go along with it. Perhaps that is the case some of the time but I like to think of it as more subtle than that. Not every Staging job is going to be pulled off with such skill and that is the point. It doesn&amp;#39;t really take skill, just to adhere to the principles of Staging in every room. In this slowing market, getting more than you asking price is no longer the goal, just getting what you are asking is.
